OC - Occupation Certificate and Investing in New Projects

The demon is out and the cat is among the pigeons !

Builders and developers  have been having a field day till the Campa Cola revolution. Apartment buyers have now woken up to the fact that ignorance is not always bliss and that the past can catch up much earlier than you expect.

Builders sell flats and floors based on anticipated OCs. You can understand their business interest. But what about those supposedly educated / literate upper middle class who have been  caught red faced  when the axe fell on scores of so called prestigious and not so prestigious projects including the Lodhas and The Cosmos'es projects in Thane , Mumbai and other areas?

The question is - how do you book flats in Pre-launch, Launch and Under Construction projects where OC is acquired only much later ? How do you trust these developers ?

The authorities are equally culpable. The concept of issuing permissions slab wise is a big gaping loophole. Or rather one can say it is a milking cow for officials.

Thane's blessing (Nature) is some times a curse to those who have fallen prey to unscrupulous builder - officials nexus. Forest demarcated areas and green zones have become harvest grounds under the guise of city development.

Finally, those who just about manage to book apartments in the already high priced localities,  end up realizing  that they are stuck with white elephants as they cannot sell their properties since the building is finally denied OC due to non compliance by the developer.

Due to land issues, lot of developers prefer to go into joint ventures with property owners nowadays.

Redevelopment and resale properties seem the best bet today !

In spite of government diktats and court orders, builders are blatantly charging heftty amounts for car parking ! This actually is double charging – ref ‘Times of India’ report on 12 Nov 2012. In spite of charging super built up rates which already includes the car park common area, charging seperately is double charging !
Thsi percolates from amounts ranging from 30-40 lakhs in South Bombay to 5 lakhs in suburbs ! So the owners are compelled to high light their car parks as USP during resale ! Thus increasing real estate prices !

Is real estate business a potential profession for the new generation ? This is the right time to explore this.

The matter of fact is, there is a huge dormant need in this industry for professionals who can understand the intricaies of the property markets, government formalities, legal requirements and needs of customers. Buyers and sellers alike need the professional management of their transactions so that there are no bad surprises that can cost them lakhs or even crores of Rupees. The existing brick and mortar agents do strive to fill this gap. But it is late in the day – as most of them are first and second generation business men who have now slowly realized the need for sophistication and technology in this field. Great opportunity lies ahead for the current and next generation to take these markets to the next level through online and offline markets. The innumerable websites and portals offering information and services tell the story of the evolving business trends – which requires tech savvy professionals and enterpreneurs. Though nearing the noon of my life, I am striving to be one.
